Centex Meeting Provides Some Answers, Raises Questions
Good turn-out reported as citizens voice concerns over new development

A September 7th meeting for area homeowners to voice concerns over a new community saw good turnout.
Many citizens of the Rougemont and Orchid Hill communities were in attendence to hear plans for Centex's proposed community "The Bridges." Chief among those concerns were the communities effect on nearby schools, environmental impact, and traffic.
The city has required traffic impact studies for the streets of North Community House, Toringdon Way, and Johnston Road. During peak morning and afternoon rush hours, it is anticipated these streets will be at or beyond their intended capacity.
Of particular concern is the Rougemont entrance and it's proximity to Endhaven Elementary. Current plans call for The Bridges to have an entrance driveway in Rougemont, thus increasing traffic in the neighborhood and near the school.
Among the surprises at the meeting is Centex's decrease in the number of proposed units. Original plans had called for 522 units, but Centex revealed three new plans, ranging from 364 units to 439 units, with Centex favoring the lower number. Current R3 zoning would allow for 174 homes.
Centex plans to have the first homeowners in by winter of 2008, with the neighborhood being completely built out by 2012.
The zoning commission hearing regarding the rezoning request is scheduled for October 18th, with a recommendation expected on October 25th.
City Council will vote on the request on November 20th.
